How can I check the WOZ value is correct?

You can use the WOZ value information site to look up the WOZ value of your own home and other properties. You can also request a valuation report for your home or business premises from your municipality. You can use the house price information recorded by the Land Registry (Kadaster) to find out if the WOZ value is more or less correct.

Questions about the WOZ value of your home

If you have any questions about the WOZ value of your home, you can contact your municipality. Or you can contact the organisation that calculates WOZ values and issues tax assessments for the municipality. You can find information about who to contact, and how, on the WOZ decision.

Looking up WOZ values of homes on the WOZ value information site

The value of immovable property (WOZ value) is public information. So you can use the WOZ value information website to look up the WOZ value of any home in the Netherlands. Some municipalities are not yet on the WOZ value information site. They explain on their own website how they issue information about WOZ values. If you have any questions about the WOZ value of your home, you can contact your municipality.

Requesting a WOZ valuation report

Municipalities assess the value of immoveable property each year by carrying out a valuation. The valuation report explains how the municipality determined the WOZ value. You can request a valuation report from your municipality.

Comparing your WOZ value with the Land Registry’s house price information

For a fee you can get information about the purchase price of a home or homes from the Land Registry (Kadaster). This allows you to compare the WOZ value of your home with the price of similar properties that sold around the WOZ value reference date (1 January of the previous year).

Keep in mind that the purchase prices of similar properties are not the same as the WOZ value. These prices are ‘snapshots’ and there might be differences between those properties and yours. It is better to use the WOZ value information website to compare the WOZ values of homes similar to yours. You can use the website free of charge.
